Open the free STR searchThe Haynesville and Middle Bossier, in plain English
What's under your land, who's drilling, and how a royalty is figured.
What it is
The Haynesville is a layer of gas-rich shale under northwest Louisiana and East Texas. Companies drill straight down more than two miles, turn the well sideways, and run it through the shale for a mile or more.
The Middle Bossier
The Middle Bossier is a separate shale above the Haynesville, drilled with its own wells. In parts of Sabine Parish it is the main target. The Iron Horse well in the Pendleton-Many field is a Middle Bossier well. If both layers are drilled in units that include your land, each well pays you your share.
What a unit is
Before drilling, the state groups neighboring tracts into a drilling unit, often a section (about 640 acres) or two sections drilled together. Everyone with minerals in the unit shares in the well, whether or not the well is on their land.
How your share is figured
Your acres in the unit, divided by the unit's acres, times your royalty rate. Forty acres in a 1,280-acre unit with a 20% royalty is 40 ÷ 1,280 × 20% = 0.00625, or 0.625% of what the well sells.
Louisiana is different
If the minerals are ever sold separately from the land, Louisiana law gives the mineral owner ten years. If no well is drilled on the land, or producing from a unit that includes it, in that time, the minerals go back to the landowner. Get the help you need. It will be worth it for you and your family.

Gas sold from the unit each month and the price paid, from the operator's statements. "Under Henry Hub" is how far the price ran below the Henry Hub monthly average per MMBtu, after the 0.94 heat content. The total row shows averages. The estimator's decline curve is matched to these months, and its price uses these discounts plus 20% for a conservative estimate. August gas should be paid in late October.

We check your decimal against your acres and lease, your price against Henry Hub for that month, Louisiana severance tax, deductions, and whether the stub adds up. Prices are compared with average numbers, and every area is unique, so ask us for the actual price where your minerals are. It's a check of the numbers, not legal advice. If something looks wrong, we'll help you take it to the operator, a landman or an attorney.
